Off-plan projects in Dubailand run to more than fifteen active launches, with entry prices from around $170K and handover dates stretching from 2026 out to 2030. That delivery window is the longest of any Dubai category, and the price range is just as wide: the cheapest launches sit near the bottom of the market while the larger schemes ask past the million-dollar mark.

The area was conceived as a leisure destination rather than a housing estate, and that history still shapes it. Global Village, IMG Worlds of Adventure and Dubai Outlet Mall all sit inside it, between Al Ain Road and Sheikh Mohammed Bin Zayed Road. There is no metro, so this is a driving district, and its schools, clinics and shops arrive scheme by scheme rather than all at once. What it does have is space, which is why a developer here can wrap a project around gardens and a pool deck instead of squeezing it onto a corner plot.

Almost everything on sale is an apartment, in mid-rise buildings inside gated compounds; low-rise formats turn up only occasionally. The developer list is the surprise: around a dozen names are active, among them Aldar Properties, AG Properties and DECA Properties, alongside retail and hospitality groups that rarely build this far from the coast. Payment terms follow each developer’s own plan, usually a booking deposit of a tenth to a quarter of the price, instalments through construction, and in some cases a share left to settle after handover.

The long handover window changes who this suits. An investor buying into a 2030 completion is taking a view on how the area reads once its retail and schools are finished, not on today’s rents, while a family buying an earlier delivery is choosing floor space and a garden over a shorter commute.
