The Dubai Butterfly Garden sits in this district alongside the Miracle Garden, and between them they give Arjan the only real landmark identity it has. Everything else here is apartment stock, and this project sits at the accessible end of it, opening from around 561,000 dirhams.
The scheme covers studios, one- and two-bedroom apartments across a pair of towers, with a rooftop pool, fitness centre, sauna and steam facilities, children’s play areas and underground parking. Building two towers at once rather than one carries a consequence worth registering: both complete together, so the address releases double the supply into the local letting market on the same day. It also determines whether the amenity floors are shared between the towers or duplicated in each, which affects both crowding and the service charge. Arjan belongs to the Dubailand belt and it densified fast, going from empty plots to a wall of mid-rise apartment buildings inside roughly a decade. That speed produced a district with a great deal of housing and comparatively little else. No metro serves it, the retail is functional rather than a destination, and residents use Dubai Hills Mall and Mall of the Emirates, both around seven kilometres away. What Arjan does have is a deep and consistent rental market at the affordable end, fed by people working across the city who want a newer apartment at a price the older central districts cannot match. Buying here is a rental play and should be judged as one.
One practical point applies specifically to this project. The marketing name and the registered developer are not the same. The scheme is promoted under one brand while the development entity behind it is a separate company within the same group, which is common enough in this market but worth resolving before signing. Ask which legal entity holds the project registration and the escrow account, confirm the project number with the Land Department, and look at what that entity has previously completed rather than what the brand has marketed. Handover is set for early 2029, a long enough horizon to make that verification worth the hour it takes.
