Carmel Residence holds 46 homes. That number is the whole story, because JVC is a district of five-hundred and thousand-unit towers, and a building this small operates on entirely different terms. Forty-six households share the lifts, the pool and the service charge. There will be no leasing office and no rotating population of short-stay guests. Whether that matters depends on what a buyer wants, but it is a materially different product from almost everything else in the community.
The mix is unusual for JVC and it aims the building at residents rather than investors. There are ten studios from around 879,000 dirhams, ten one-bedrooms from roughly 1.3 million, twenty-two two-bedrooms from about 1.99 million, and four three-bedroom corner apartments from around 2.99 million, with sizes running between 441 and 2,263 sq ft. Two-bedrooms alone account for nearly half the building. In a district where the default product is a studio bought to let, a plan weighted this way produces a very different set of neighbours.
The payment structure is the most unusual thing here and rewards careful reading. Twenty per cent falls at booking, ten per cent through construction and ten per cent on transfer, which means ownership passes to the buyer having paid forty per cent of the price. The remaining sixty per cent is then spread across sixty months after completion. In practice the apartment can be occupied or let from the day of handover while more than half the purchase price is still outstanding, paid down monthly across five years. For an owner-occupier that behaves much like a developer-funded mortgage with no bank in the middle. For an investor, rental income arrives long before the balance is settled. It also keeps the developer’s solvency relevant across a five-year window, so the escrow position and the company’s completed track record are worth confirming.
The advantages of scale run in both directions. Forty-six homes means low lift traffic, a manageable service charge base and a resident group small enough that maintenance problems get noticed. It also means fewer amenities than a tower can justify, no landmark façade doing work in listing photographs, and a resale pool limited to buyers who specifically want a quiet building rather than the district’s usual investor flow. Facilities cover a pool, fitness centre, lounges, walking and jogging routes, secure parking and 24-hour reception. Published completion was set for 2026, so the current delivery status is worth establishing before proceeding.
