Diamondz rises 65 storeys in Jumeirah Lake Towers, a district that filled up two decades ago at roughly half that height. Around 1,200 apartments sit inside it, from studios to 4-bedroom homes. Everything a resident needs in JLT was built years ago, so what this tower is really selling is the one thing the district cannot supply from its existing stock: elevation.
JLT went up through the 2000s as a grid of towers mostly in the 30 to 45 floor range, arranged around a chain of artificial lakes. Packed that tightly, a great many of those apartments look straight into the building opposite. At 65 storeys Diamondz clears that entirely across its upper half, which turns the lakes, Dubai Marina, Ain Dubai and the open sea beyond into the ordinary outlook rather than the exception.
The range inside runs from studios of about 409 sq ft through 1-bedroom layouts near 732 sq ft to 4-bedroom apartments approaching 1,959 sq ft, so the tower covers everything from a first purchase to a family home. The honest counterweight is the same figure that makes it work: roughly 1,200 homes arriving at once, into a district that already holds some 80 towers. New supply on that scale has to be visibly better than what surrounds it, because it competes with a very large second-hand market a few minutes’ walk away.
JLT is the DMCC free zone, and that free zone is one of the busiest business registries in the region, which means much of the district’s tenant demand is generated inside its own boundaries. The lakes, the parks, the supermarkets, the clinics and several hundred restaurants have been running for years. So has the Red Line: JLT has its own metro station, and this is one of very few current Dubai launches where a resident can reach Downtown or the airport without a car.
Alongside it, DMCC is extending into Uptown Dubai, a new commercial cluster whose first tower is already open. That places office workers immediately next to the building rather than a drive away, which is exactly the demand a residential tower wants on its doorstep. The coast is close too, with Ain Dubai and the beaches at Bluewaters and the Marina a couple of kilometres off.
Danube built its business on making off-plan reachable for salaried buyers rather than cash investors: a small booking amount, payments broken into small regular instalments, and part of the balance falling after the keys. Diamondz follows that pattern, taking 10% at booking, 50% across construction, 30% at handover and the last 10% afterwards. It is a schedule built for someone paying out of income rather than capital, and that shapes who ends up owning in the building.
Construction began in September 2024 and completion is set for late 2027, so the tower is well into its programme rather than sitting at the drawing stage. Units inside the project have also been changing hands during 2026, which gives an unusually solid reference for what the market pays here floor by floor.
