DIFC is 400 metres from the door and Dubai Mall about 1.7 km. Those are unusual numbers for a new residential building, and they are unusual for a specific reason: Za’abeel almost never releases land for housing. What is being sold here is scarcity of a kind that does not exist in most of Dubai, and it is worth understanding where that scarcity comes from.

A residential plot in a district that rarely produces them

Za’abeel is Dubai’s civic core rather than one of its residential districts. Zabeel Palace and the Ruler’s Court sit here, along with the World Trade Centre, Za’abeel Park and, a few minutes away, the Museum of the Future. Most of the land is government or institutional and simply does not come to market. The result is that housing supply in the area is not a small segment. It is close to an absence, punctuated by the occasional plot.

Next door, DIFC employs tens of thousands of people in banking, law and asset management, and almost none of them can walk home. The commute into the financial district is a defining feature of Dubai working life, absorbed by everyone from Marina to Meydan. A building at this distance removes it entirely, which is a benefit that compounds every working day and does not depend on any market forecast holding true.

Large apartments, and not many of them

The building holds 242 residences across 1 to 4-bedroom layouts. The smallest 1-bedroom starts above 1,100 sq ft, the 2-bedroom homes run between roughly 1,683 and 2,457 sq ft, and the 3-bedroom apartments reach past 3,000. Those figures place it in a different category from most Dubai new-build, where a 1-bedroom is typically half that size and priced to a rental calculation.

The design team is named rather than anonymous, which at this level tells a buyer something. Architecture is by DXB Lab, the interiors by the Parisian designer Tristan Auer, and the landscape by Vladimir Djurovic. Developers commissioning that kind of team are buying reputational risk as much as design work, and they tend to finish accordingly. The amenity set follows the same logic: a wellness suite, a spa, a residents’ lounge, co-working rooms and courtyards, rather than the volume-market package of a pool and a padel court.

What the price level actually implies

H&H is not a volume developer. Its Dubai record includes the Four Seasons Private Residences at DIFC and the earlier Eden House buildings, which is a short portfolio of expensive, completed work rather than a long list of launches. Construction on this project began in mid-2025 for delivery at the end of 2028, and the schedule takes 10% at booking, 40% through the build and 50% on completion.

The honest qualification concerns the exit rather than the build. At this price the buyer pool is narrow: people who want to live beside DIFC and can pay for it, and a small number of investors targeting senior executive tenants. That market is real and it is durable, but it is not deep, so resale takes longer here than in a district where hundreds of similar apartments trade every quarter. The compensation is that supply is equally constrained, and there is no plausible scenario in which Za’abeel produces a wave of competing stock.
