That is a coherent proposition for a household that wants space and quiet at a district price, and it should hold tenants for longer than a studio block will. The honest cost is at resale. The largest pool of buyers in this belt is investors hunting yield per dirham, and they do not want a 1,000 sq ft 1-bedroom. Selling here means finding someone who wants to live in the apartment, which is a smaller group, though usually a more committed one.
