Fior 1 is a 181-apartment building by Emaar at Rashid Yachts & Marina, the district Dubai’s original commercial port has been turned into. Al Fahidi and the creek sit about 1.5 km away, Dubai International 8.2 km and Burj Khalifa 8.7. That combination does not exist anywhere else in the city, and it is the substance of what is being sold here.

A marina beside the old city rather than beside reclaimed land

Every other waterfront community in Dubai occupies ground that was made for the purpose: the Marina, the Palm, Bluewaters, Creek Harbour, Dubai Islands. All of them sit in the half of the city built after 1990, and all of them had to manufacture their own character from nothing.

Mina Rashid is the exception. This is the port through which modern Dubai was supplied from the 1970s onward, and immediately behind it lies the part of the city that existed before the towers: Al Fahidi’s wind-tower houses, the abra crossings, the gold and spice souks, Deira across the water. A resident here can reach genuine street life and actual history in a few minutes, which is not a thing a developer can add to a masterplan later. The Queen Elizabeth 2, moored permanently as a hotel, is a piece of that same continuity rather than a decorative touch.

Whether that matters depends entirely on the buyer. For someone who wants the newest, cleanest, most predictable version of Dubai, it does not. For anyone who has found the newer waterfronts interchangeable, it is close to the only alternative available.

Eight kilometres from the airport, eight from Downtown

The position is unusual on a map as well as in character. Most Dubai waterfronts force a choice: the Marina and the Palm are close to the beach and far from the airport, while Creek Harbour is close to the airport and further from the coast. Mina Rashid sits roughly equidistant from Dubai International, Downtown and the World Trade Centre, at around 8 to 9 km from each, with the sea directly in front.

It was never residential before because it was a working commercial port, which is why land of this quality remained undeveloped so long after everything around it was built. The redevelopment began at the end of the 2010s, and the anchor is a 430-berth marina able to take vessels up to 100 metres, alongside Mina Beach, a 500-metre canal pool and a yacht club. A marina of that scale is a different kind of amenity from a swimming deck: it brings a permanent working waterfront, a set of businesses that service it, and a population that comes and goes by boat.

A 2030 handover, and what it costs in yield

Delivery is scheduled for the third quarter of 2030, which is among the longest runways on the market, on terms of 10% at booking, 70% through construction and 20% at completion. That structure spreads the construction share across more than four years, so the monthly commitment stays light, but the capital is tied up for a long time and the wider district will be an active building site for most of it.

The income side should be looked at squarely. Projections for this address sit around 4 to 5% annually, well under the 6 to 8% quoted across the mid-market districts inland. That gap is normal and it is the deal: a premium waterfront address in a supply-constrained location is bought for what it is and what it becomes, not for the rent it throws off. An investor optimising yield should be looking somewhere else entirely.
