Ghaf Woods Distrikt is an apartment release inside Ghaf Woods, the forest-themed community Majid Al Futtaim is building in Dubailand about 1.5 km from Global Village. Two things about it are genuinely unusual for a Dubai launch: the company behind it, and the fact that the central promise takes a decade to arrive.

A company that operates what it builds

Majid Al Futtaim is not a conventional property developer. Founded in 1992 as a private Emirati group, it built and still runs Mall of the Emirates, the City Centre shopping centres, Ski Dubai, VOX Cinemas and the Carrefour operation across the region. Its business has always been owning and operating places over decades rather than constructing them and moving on.

That distinction has real consequences for a residential buyer. A developer whose model is build-and-exit has every incentive to specify to the minimum the market will accept, because the consequences of cheap landscaping or an under-designed cooling system belong to somebody else by then. A company that intends to keep earning from the retail, the leisure space and the reputation attached to a community is exposed to the same decline a resident would be. Alignment of that kind is not a guarantee of quality, but it is a structural reason to expect it, and it is rarer in Dubai than the marketing across the market suggests.

The trees are the product, and they need years

Ghaf Woods is named after the ghaf, the indigenous, drought-tolerant tree that survives in the desert without irrigation, and the community is being planted densely rather than landscaped decoratively. The claim behind it, that a canopy meaningfully lowers ambient temperature and improves air quality, is physics rather than marketing: shade and evapotranspiration measurably cool the air beneath mature trees, sometimes by several degrees.

The qualification is time. Trees planted now are not the trees in the renderings. A buyer taking handover in 2028 receives a young plantation and the full effect arrives across the following decade, which means this community will be materially better in the mid-2030s than on the day the keys are issued. Anyone buying to live here should treat that as part of the deal rather than as a disappointment, and anyone buying to sell in three years should understand that the thing being paid for will not yet have shown up.

There is also a cost attached. A forest in this climate is irrigated and maintained permanently, and that expense reaches owners through the service charge every year. It is worth asking for the projected figure and comparing it with communities that landscape more conventionally.

Global Village is 1.5 km away

The position is close to central by Dubailand standards, with Dubai Mall and Burj Khalifa around 14 km off and the airport at 20. The immediate neighbour, though, is Global Village, which runs roughly from October to April and draws very heavy evening and weekend traffic while it does.

That cuts both ways honestly. For half the year there is a major attraction within a few minutes, which residents with children tend to value more than they expect to. For the same half of the year, the roads around the community carry a seasonal load that has nothing to do with the people living there, and anyone whose commute runs past it in the evening will notice. The schedule takes 15% at booking, 45% across construction and 40% at handover in 2028.
