Greygate Residences is a residential tower by ADE Properties in Jumeirah Village Circle, District 11, completing in the first quarter of 2028. Its 223 apartments break down into 149 studios and 74 1-bedroom homes, and there is nothing else in it. No 2-bedroom stock, no duplexes, no family layouts of any kind. That single fact settles what this purchase actually is.

Built for one tenant and no one else

Most towers in this district keep at least a few larger apartments, partly to widen the buyer pool and partly because a mixed building ages differently from a uniform one. This one does not. It is aimed squarely at the tenant profile Jumeirah Village Circle genuinely produces: single professionals, couples without children, people in their first two or three years in the emirate. Mall of the Emirates is 6.7 km away, Dubai Marina and Media City are a manageable drive, and there is no metro station, which sets the rent at the level people accept for a car-dependent address close to where they work.

That demand is real and it is deep. The qualification is that this building has no second market to fall back on. When a district goes soft, mixed stock can shift toward households who need the space regardless of the cycle. Here every apartment chases the same tenant, and in the quarter these units are handed over the first competition each owner faces is the other 222 owners in the same lobby.

The exit is to an investor, not a resident

This matters more at resale than most buyers expect. A larger apartment can be sold to a family who intends to live in it, and such a buyer pays for the things that make a home rather than an asset: the kitchen, the daylight, the walk to school. A studio is almost always sold to someone holding a spreadsheet, and that buyer prices it on rent achieved, service charge and expected vacancy.

The consequence runs both ways. Valuation stays tethered to the income the apartment produces, which limits how far sentiment can lift the price, but equally stops it falling far while the rent holds. The sharper issue is differentiation. In a building of near-identical homes, floor level, orientation and distance from the lift shaft are the only variables a future buyer has to choose between, so those details deserve scrutiny on the day of buying rather than years later when they decide the price. An apartment facing a plot that is still empty in 2028 is a different proposition from one facing a completed neighbour, and in this district the empty plots do fill.

Why the larger units get help and the studios do not

The two formats here are sold on different terms. Studios run 20% at booking, 50% through construction and 30% on handover in March 2028. The 1-bedroom apartments take 20% at booking, 45% through construction, a token 5% at completion and 30% spread across two years afterwards.

That difference is worth reading rather than skimming. Deferred payment is expensive for a developer, because it postpones the cash that funds the next site, and it gets applied where sales move slowest. Studios at the entry price find buyers on their own. A 1-bedroom apartment near AED 1 million is competing against a far wider field across the whole city, so it carries the incentive. None of that makes the extended plan a bad deal, and for a buyer who wants rental income running before the balance falls due it is a useful structure. It simply describes where demand is thinner, and that is exactly the information a resale two or three years out will depend on.
