
Lunaya is a lagoon-centric villa community in Saih Shuaib, positioned directly on Sheikh Zayed Road at the point where Dubai’s southern corridor is shifting from industrial land to residential. FIVE Holdings’ involvement is visible in the amenity programme, which is closer to a resort than to a standard community clubhouse. The lagoon supports direct beach access and water sports, with an open-air lagoon cinema and dining pop-ups along the shoreline. Wellness runs through a REFIVE spa with hammam and treatment rooms, a biohacking suite, a pilates studio, a yoga pavilion and both indoor and outdoor gymnasiums. Sport is covered by padel, pickleball and tennis courts. Dining includes a farm-to-table restaurant, an artisan patisserie, gourmet pubs and signature Italian and Japanese concepts. Lunaya sits on the E11 with three-lane entry and exit points on both sides of the highway, which removes the internal-road bottleneck that affects most communities of this size. Dubai Parks & Resorts and The Outlet Village are around five minutes away, Jebel Ali Beach roughly fourteen, Al Maktoum International Airport twenty to twenty-five, and Dubai Marina and JBR about twenty-two. Retail, schooling and healthcare in this part of Dubai are still catching up with the pace of residential growth, so buyers relocating with families should map current provision rather than assume the full set will be in place by handover.
Lunaya is a freehold development registered with the Dubai Land Department, open to expatriate buyers, GCC nationals and UAE citizens under the standard off-plan framework. The payment plan is structured 40% across construction against build milestones and 60% on handover in 2029.
