Villas make up a small slice of Dubai Hills’ current off-plan pipeline, just one active release against eleven apartment launches, since most of the estate’s golf-course villa neighbourhoods were built out in earlier phases. That scarcity reflects Dubai Hills’ own history rather than a lack of demand for the format: villa neighbourhoods such as Fairways, Golf Place and Maple were among the estate’s earliest phases, and most of that stock has long since sold and moved to resale. New villa plots only open occasionally as later pockets of the masterplan come up for release.

The current villa launch still carries the setting that defines Dubai Hills: private streets backing onto the golf course, with the estate’s parks, schools and Dubai Hills Mall all close by. Buyers after that low-rise lifestyle can start with the release below, or look at resale villas elsewhere in the community if timing on a new launch doesn’t line up. Either way, the golf-course setting and family infrastructure stay the same.
