Apartments are the whole category, so the questions are floor, view and brand rather than format. Prices open at about $450K for the smallest units in the plainer towers and climb steeply from there, with the branded schemes several times higher.

The investment case splits in two directions. Long leases go to people who work along the tram line or in the towers themselves; short stays go to visitors who came for the beach and the promenade. Because the district is finished, a new tower’s likely rent can be read off the buildings beside it instead of projected, which is the real advantage of buying off-plan at a mature address: the numbers exist before the building does. Staged payments still spread the cost across construction, and with completions running to 2030 there is time to choose which of those two rental markets to aim at.
