The setting is the reclaimed land off Deira, the trading quarter that was Dubai’s commercial centre long before the coastal districts existed. So there is water in front and the creek, the gold and spice souks and the dense old streets behind, with the international airport a short drive away. It is a different kind of waterfront from the resort strips further south: closer to the working city, cheaper, and surrounded by a neighbourhood that has its own life rather than one built for visitors.

Prices run from around $500K to about $650K, a narrow band, with handover in 2027 and 2028 and booking deposits between 10% and 20%. For waterfront property in this city that level is low, and the reason is position rather than product, since the same money buys considerably less in the beach districts west of the creek.

That gap is the whole argument for buying here, and it comes with a caveat. A district built plot by plot has no single party responsible for the public realm, so promenades, retail and landscaping between the buildings arrive at different speeds. Investors are backing a waterfront address at a mid-market price near the airport and the old commercial core; end-users get sea views for what an inland flat costs elsewhere.
