That narrowness makes the comparison unusually clean. The launches come from one developer with the same deposit and a similar delivery window, so the decision turns on the building, the floor and the distance from the quay, rather than on differences in terms or construction quality.

The rental case rests on location rather than novelty. Tenants here are professionals working in the creek-side business districts and central Dubai, not holidaymakers, so leases run long and occupancy holds through the year. The marina and the promenade give the address something the older districts alongside it cannot match, and that is what supports the premium over Bur Dubai and Al Satwa a few minutes inland. Worth noting too that a marina address carries running costs a plain apartment block does not, so the service charge deserves a look before the yield is calculated.
