Off-plan villas in Palm Jumeirah, Dubai

Off-plan villas in Palm Jumeirah are limited, since very little undeveloped land remains on an island already known for its sold-out villa rows. Its existing villa communities, spread across the fronds, remain some of the most recognised addresses in Dubai, most of that stock now changing hands through resale. Buyers after a new-build villa on the Palm currently have very limited choice, a reflection of the island’s built-up state rather than fading demand.

1 off-plan villa project is available in Palm Jumeirah, Dubai, with prices starting from $16M. Handover is scheduled for 2028, with flexible payment plans on most launches.

Developers building in Palm Jumeirah

Off-plan villa launches on Palm Jumeirah are limited, since very little undeveloped land remains on the island, against a far larger run of apartment towers. The island’s existing villa rows, spread across its sixteen fronds, are some of the most established low-rise addresses in Dubai, but almost all of that stock changed hands long ago and rarely reaches the market as new construction. Most of the fronds were fully allocated when the island was first built, which leaves very little standalone land free for a new villa launch today.

Buyers keen on a new-build villa on the Palm currently have very few off-plan options, though nearby beachfront locations such as Dubai Harbour, Emaar Beachfront and Al Sufouh tend to show more active villa activity. That scarcity is likely to persist, since almost no undeveloped land remains for new villa-style construction on the island, and much of what does come up tends to move through resale rather than a fresh launch.
