A community with no apartments in it

Off-plan projects in The Valley are all houses. There is no apartment component here and never was: the master plan divides into clusters of detached villas and low-rise rows around shared parks, and every current release fits that pattern. In a market where most districts are apartment-led, that alone sets the category apart.

The community sits along the Al Ain road, out past the inland districts and roughly half an hour from the centre when the traffic behaves. What is built into the plan matters more than the distance: a town centre with retail, sports facilities, landscaped parks and a sand-and-water leisure area, all designed as the community’s own amenities rather than borrowed from a neighbour. There is no metro at this end of the road.

Pricing starts at about $1.1M for the low-rise entry release and runs from roughly $1.9M to close to $2.7M for the detached houses, with handover in 2028 and 2029. Emaar and Sobha are the developers, and booking deposits sit between 10% and 20%, with the balance staged through construction.

This is an end-user category before it is an investment one. At these prices rental yield is not the argument; space, a garden, schools and a community delivered in full are. Investors who do buy here are usually taking a long view on a district still filling out rather than looking for a quick tenant.
