Why this emirate suddenly has sixty launches

Off-plan projects in Ras Al Khaimah now number around sixty, from close to thirty developers, priced from about $200K with handover dates spread from 2025 to 2029. A few years ago this was a market of a handful of schemes. What changed it was a decision to build a resort economy along the coast, and the construction that followed.

Three areas account for nearly all of the supply. Al Marjan Island, a chain of reclaimed fronds, carries the largest share and most of the branded towers, built around the integrated resort rising at its end. The lagoon coast at Mina Al Arab and Hayat Island offers a natural version of the same waterfront, developed by a single master developer around mangroves and tidal channels. Al Hamra Village, the emirate’s oldest freehold community, provides what neither of the others can yet: a golf course, a marina and a decade of resale history.

Apartments make up the overwhelming majority, and a striking number carry hotel or fashion names, which is new for this emirate. Villas and townhouses exist but cluster on the mainland, priced well above the apartment entry point. Booking deposits vary far more here than in Dubai, from 5% on some launches to 40% on others, so what falls due at signing has to be read launch by launch rather than assumed.

Most buyers are making the same bet: that the visitor economy arrives at the scale the construction assumes. Prices sit far below comparable Dubai waterfront and the rental upside is real, but the risk is concentration, because a very large share of this stock completes between 2027 and 2029 in a market whose resale depth is still thin. Anyone buying here should be comfortable holding through that period rather than counting on a quick exit.
