Off-plan projects in Al Hamra Village, Ras Al-Khaimah

Al Hamra Village is the most complete community in Ras Al Khaimah, and off-plan projects in Al Hamra Village are being built inside it rather than on empty land. Golf, boats, shopping, hotels and a beach have all been running here for years, and the new plots fill the gaps between them. What a buyer gets is a place with a track record instead of a rendering. The current lineup is below.

Developers building in Al Hamra Village

The one community here with a track record

Off-plan projects in Al Hamra Village arrive into a place that has been lived in for years, which is unusual on this coast. Most of Ras Al Khaimah’s off-plan supply is being built ahead of its surroundings; here the surroundings came first, and the new launches take the remaining plots inside them.

What surrounds them is a golf course, a marina, a mall, several hotels and a beach, all operating rather than planned. Residents have been renting and reselling inside this community long enough for its prices to mean something, and its rental patterns are visible instead of hypothetical. The emirate’s airport and the main road north are both close, with Dubai about an hour away.

The current pipeline is modest: fewer than ten launches from a handful of developers, with Al Hamra itself behind several and Ellington, BnW and Lapis behind the rest. Apartment prices start around $340K, the low-rise release sits near $1M, and the hotel-branded residences at the top run past $2M. Handover falls between 2027 and 2029, with booking deposits typically between a fifth and a third of the price.

A finished community with a small pipeline suits a particular buyer. An investor here is not betting on a district forming but buying into rents that already exist, at prices above the emirate’s cheapest and below its branded island product. An end-user gets golf, marina and beach access with a mall and schools inside the same boundary, which is rare this far north. Gorilla Real Estate’s specialists follow what resale units in the existing buildings actually achieve, which is the quickest way to test whether a new launch here is sensibly priced. Off-plan properties for sale in Al Hamra Village are listed above.
