Address Residences Zabeel carries a hotel brand, and unusually it is the developer’s own. Emaar built Address Hotels and Resorts, and Emaar builds this. Every other branded residence in the city involves a third party licensing its name for a fee and for a fixed term, which means the licence cost sits inside the price and the arrangement can eventually lapse. Here the developer and the operator are the same company, so the brand does not expire and the operator holds a direct long-term interest in how these buildings age.
The scheme is four towers of between fifty and fifty-eight floors holding around 1,600 residences in total, covering one-, two- and three-bedroom apartments with four-bedroom penthouses above. Sizes span roughly 736 to 5,276 sq ft and pricing opens near 1.8 million dirhams. The position is central in a way few Dubai addresses manage: the World Trade Centre sits under a kilometre away, Dubai Mall and Burj Khalifa around three and a half, DIFC just over two, and Za’abeel Park lies immediately alongside.
The standard pitch for a location like this is scarcity, and the scarcity is real. Zabeel is one of Dubai’s oldest central districts, and most of its land is taken by the palace grounds, government buildings, Za’abeel Park and the World Trade Centre complex. Very little has ever been available for private housing. That argument deserves an honest qualification, though. This single project adds around 1,600 homes to a district that previously had close to none. A buyer is therefore not entering an established scarce market. They are buying into the event that creates one, and the first substantial supply in a district sets the benchmark rather than benefiting from an existing one. Whether that works out depends on demand for a central Zabeel address arriving at the scale these four towers assume, and that is the question worth sitting with.
Payment runs ninety-ten: ten per cent at booking, eighty per cent in instalments through construction, and the final ten at completion in late 2029. With more than five years between launch and handover those instalments spread thinly, but the structure offers no post-handover relief, so effectively the whole price is settled before the keys arrive. That suits a buyer with steady liquidity rather than one relying on rental income to finish paying. Emaar’s delivery record is the strongest in the market, which counts for a great deal over a horizon this long.
