Al Haseen Residences 4 is the fourth building in a series Dugasta Properties has been delivering in Dubai Industrial City. It offers studios, one- and two-bedroom apartments between roughly 380 and 1,150 sq ft, with entry pricing starting a little above five hundred thousand dirhams. The most consequential thing about it, though, is not the apartments. It is when the money falls due.
The payment structure here runs the opposite way to most. Ten per cent goes down at booking, twenty per cent across construction, and the remaining seventy per cent lands at completion. Only thirty per cent of the price is committed before the building exists, which is genuinely low exposure during the build. The consequence arrives at the other end. On handover day the buyer needs seventy per cent of the purchase price available, in cash or through an approved mortgage, on a fixed date. That is a large sum to arrange, and mortgage approval is not automatic. Banks assess the district, the developer and the unit type, and a compact apartment in an industrial zone from a smaller developer is not the easiest file to place. Get a mortgage decision in principle before signing rather than after, because this plan only works if the completion payment is genuinely there.
The second question specific to this location concerns the tenant. Dubai Industrial City is a zone built for manufacturing, logistics and processing, and its workforce is the natural rental market for a building like this. But industrial employers in the UAE frequently provide staff accommodation themselves, either on site or in dedicated housing, which means the private rental market here competes with housing the tenant does not pay for. That caps rents in a way it does not in a district where everyone rents on the open market. The people who do rent privately here tend to be supervisory and administrative staff rather than the wider workforce, a considerably narrower pool than the employment figures for the zone would suggest. Build the rental assumption on that narrower group rather than on the headline numbers.
Published handover dates for this phase run from the end of 2026 into the first quarter of 2027, so the exact quarter is worth establishing, particularly given the size of the completion payment attached to it. Amenities cover a leisure pool, fitness centre, children’s play area and generous parking, which counts for something in a district where every resident drives.
