Arka Enclave Residences is the first UAE project from Atmosphere Living, the residential arm of Maldives hospitality group Atmosphere Core. The brand built its name on small resorts where service, not floor area, is the product, and Manodev has kept that logic here: one park-front building on Dubai Islands rather than a multi-tower phase, with sales run by Devmark and handover due in 2027.
The building holds 148 freehold homes over twelve residential levels, with a podium beneath and amenity decks on the roof. Layouts start at one-bedroom apartments of around 770 sq ft and run up to three-bedroom units of more than 2,200 sq ft, with penthouses at the top. Znera Space handled the architecture and Arkiplan the interiors, both working to deep terraces and long sightlines rather than maximum unit count. That restraint has a practical effect for owners: service ratios stay high, and resale stock stays thin, because a 148-unit building can only ever return so many apartments to the market.

Payment follows the island’s usual off-plan structure, with roughly 40% spread across booking and construction and the balance falling due at handover, so most of the capital stays with the buyer until keys.
