Azha Millennium Residences holds 196 apartments across 34 residential floors. Divide one by the other and the building averages around 6 homes per floor, a ratio normally found in premium towers rather than in buildings opening at AED 650,000. Most mid-market towers in this part of Dubai run 20 to 50 units per floor. This one does not, and that single decision shapes most of what daily life here will feel like.
The mix covers studios, 1- and 2-bedroom apartments between roughly 375 and 1,484 sq ft, with retail at street level. Six homes to a floor means short corridors, more units with a corner or dual aspect, and lift traffic that stays manageable at peak hours. It also means fewer neighbours sharing the amenity floors. The trade is that a low unit count spreads the building’s fixed running costs across fewer owners, so the service charge per square foot is worth checking rather than assuming it will be modest because the purchase price is.
Jumeirah Village Triangle was master-planned as a villa and townhouse community, and that core still defines it: quiet internal streets, families, schools, and residents who stay put. Apartment towers arrived later and sit mostly around the district’s edges, on plots facing the main roads. The result is a community with two distinct populations living alongside one another. For an apartment buyer there is a practical upside, because the villa side supplies the schools, parks and low-traffic streets that make JVT calmer than JVC next door, and an apartment tenant gets that benefit without paying villa prices. It also sets a ceiling: the district’s character is set by the low-rise core rather than by the towers, and a 34-storey building will always be a guest in that rather than the centre of it.
The payment structure is among the longest on the market: 10% at booking, 30% across construction, 10% at handover, and the remaining 50% spread over 3 years after completion. In practice the buyer takes the keys having paid half the price and settles the balance out of a property that can already be let. That is genuinely useful at this price point, with the usual caveat that a developer prices the deferral into the headline figure, so compare the total paid rather than the monthly instalment. One administrative note: the project is marketed under the Azha name, but the developer is Emirates Properties Group, and it is the latter that matters for escrow and track record checks. Gorilla Real Estate can run those checks and compare this tower against JVT and JVC stock completing in the same window.
