Entry sits near 766,000 dirhams and the most expensive apartment in the building comes in under two million. That is a spread of roughly two and a half times across the entire tower, which is narrow, and it says more about what this building actually is than the name on it does.
There are four products. Studios at around 339 sq ft, one-bedrooms near 698 sq ft from roughly 1.25 million, two-bedrooms around 963 sq ft from about 1.8 million, and a larger two-bedroom suite of 1,525 sq ft at just under two million. Nothing sits above that. There is no penthouse floor, no three- or four-bedroom tier and no outlier unit priced on a separate logic. Every apartment in the building is broadly comparable to every other one.
That uniformity is worth more than it sounds. Owners here have all bought for similar reasons at similar prices, which keeps the service charge conversation simple and avoids the friction that surfaces when a handful of very expensive homes share a lift core and a maintenance budget with hundreds of cheap ones. Valuation is easier too: with this many near-identical units, a buyer or a bank can see precisely what comparable stock has sold and let for instead of estimating it. The cost of that is the absence of upside at the top. JVT is quieter than its better-known neighbour, laid out in triangular districts with wider streets, more low-rise stock and a resident base that leans toward people wanting calm at a working budget. Published sources place this project in District 8 and occasionally in District 4, so the exact plot is worth confirming, since the walk to Al Khail Road and the amount of construction still running nearby vary noticeably between JVT districts. One further check is worth making: Binghatti is delivering a second and considerably larger JVT project, Binghatti Flare, within a quarter of this one. Two handovers from the same developer into the same community in the same year shape the letting market both buildings arrive into. Payment runs seventy-thirty.
