Beachfront Gates is an apartment project by Dubai South Properties in the Residential District of Dubai South, looking out over The Pulse Beachfront. One clarification is worth making immediately, because the name invites a wrong assumption: the beachfront here is a landscaped lagoon inside the masterplan rather than the Gulf coast, which lies some distance west. Knowing that before a viewing saves a wasted trip, and it does not weaken the argument for the building so much as change what that argument is.
The scheme is two towers holding 227 apartments between them, one to three bedrooms, from about 832 sq ft up to 3,217 sq ft, with a small number of podium units carrying unusually large terraces. Only the second tower and its 157 units have reached the market, and more than a hundred of those sold on the opening day. Shared facilities are broad for a project of this size, covering an infinity pool, gym and yoga studio, spa and sauna, jogging tracks, landscaped gardens, barbecue areas, children’s zones, concierge cover, covered parking and EV charging.
Dubai South exists because of Al Maktoum International, which sits under ten kilometres from this plot and is being expanded on a scale meant to make it the largest airport in the world. That programme carries an aviation, logistics and freight workforce with it, and those people need housing within a short drive of a shift start. This is the tenant base here, and it is a steadier one than lifestyle demand because it follows employment rather than fashion. It also explains why entry prices across Dubai South sit well below comparable new stock closer to the city: the district is priced on what it is today, not on what the airport will make of it.
Completion is set for late 2026, which places this within months rather than years. At that range most construction questions have already answered themselves, and the gap between paying and collecting rent is short. The developer is also the master developer of the surrounding district, so the roads, retail and lagoon around the building do not depend on a third party delivering them on time. Payment runs from a five per cent deposit through construction instalments with the balance at handover, and the current schedule and prices are in the panel above. Dubai South is the most significant long-term land play in the emirate — a 145-square-kilometre master-planned city built around Al Maktoum International Airport, projected to become the world's highest-capacity aviation hub.
