Malaga is the eleventh phase of Bloom Living and the last one Bloom Holding will build there. That single fact shapes most of what matters about it. Ten phases have already been released into this community since it opened, and once Malaga is sold the developer has nothing further to offer in what has become Zayed City’s most established freehold address. Everything after this is second-hand.
The phase is villas only, three to six bedrooms, running from around 2,734 sq ft up to 5,543 sq ft. Homes sit along the water, with high ceilings and full-height glazing used to bring the lake into the living space rather than treating the view as a balcony feature. The Spanish and Mediterranean detailing carries over from the rest of the development, so Malaga completes the streetscape instead of introducing a different one at the end of it.
Late releases in a master community normally price above early ones, and Malaga is no exception. The more interesting effect comes afterwards. Once a developer stops launching, the market loses its reference point: there is no new phase next year to anchor value, so pricing moves to whatever the earlier phases resell for. In a community weighted toward families who bought to live rather than to trade, that resale flow is thin. Fewer transactions mean slower price discovery in both directions, which is worth understanding before treating this as a short-term position.
The structure here is light at the front. A five per cent booking deposit secures the villa, roughly forty-five per cent falls due across construction, and the remaining half is payable on completion in 2029. In practice a buyer holds a lakeside plot in a closing community for a small fraction of its price through the first stretch of the term. Bloom Living sits inside a designated investment zone, so ownership is open to buyers of any nationality and a purchase at this level supports a long-term residency application. Zayed International Airport is a short drive away, which is part of why the community attracts families who travel often. Prices are shown in the panel above, and Gorilla Real Estate can benchmark Malaga against the earlier Bloom Living phases now trading on resale, since those transactions are the only genuine measure of what this phase is worth.
