Brabus Island Chapter Two is the villa release on the same Al Seef island at Al Raha Beach, Abu Dhabi, developed by Cosmo Developments with Reportage Properties and Brabus. Brabus Island Chapter Two is the villa half of the island at Al Seef, and it sells into an entirely different market from the apartment chapter. The least expensive product here is a three-bedroom townhouse at around 14 million dirhams. Everything above that runs higher, and the beach-fronting villas considerably so. Anyone moving between the two chapters is not comparing sizes within one development. They are choosing between two asset classes that happen to share an address.

Ninety-two residences in six categories

The release is small and precisely divided:

  • 20 beach villas on the water
  • 18 lake villas
  • 36 twin villas
  • 10 townhouses
  • 4 penthouses
  • 4 VIP villas

Sizes run from roughly 2,702 to 4,406 sq ft across three- to five-bedroom layouts, each with a private pool, deep terraces, en-suite bedrooms and a fitted kitchen. The shared side takes in a private marina, the island’s own beach, pools and fitness facilities.

Only twenty of them are on the beach

That breakdown deserves a second look before anyone commits. The project is sold on its waterfront, yet fewer than a quarter of the residences actually front the beach. The remainder face the lake, sit as semi-detached twin villas, or are townhouses within the plan. Those are good homes, but they are not the same asset. In a development this small the gap between a beach villa and a twin villa is likely to be a multiple rather than a premium, and the two tiers will behave differently on resale, because beach frontage is the one element that cannot be reproduced elsewhere on the island. Establish which category a specific unit falls into before comparing prices across them.

Freehold land, and what 14 million buys elsewhere

One legal point carries weight here. These are freehold covering the land as well as the building, which in Abu Dhabi exists only inside designated investment zones and is a stronger position than the long-lease arrangements applying across much of the emirate. At this price the honest comparison is not with the rest of Al Raha Beach but with Saadiyat Beach, where established villas trade on a protected natural shoreline with the cultural district behind them. Brabus Island offers a newer, smaller and more tightly branded alternative on a shorter, calmer stretch of water. Which one makes more sense depends on whether the money is buying the setting or the exclusivity of a 92-home island.
