Brabus Island is a branded residential development in the Al Seef district of Al Raha Beach, Abu Dhabi, delivered by Cosmo Developments with Reportage Properties and Brabus of Germany. Al Raha Beach was master-planned as a chain of precincts strung along canals and inlets, and this project takes an island parcel within it rather than a plot on a street. The practical result is a gated development with a single approach, which is a different kind of address from a tower with its lobby on a public road.

352 apartments and 96 villas on one island

The scheme holds 352 apartments and 96 private villas, with residences running from two to four bedrooms across both formats. Shared facilities cover temperature-controlled pools, landscaped grounds, children’s play areas, retail units and a mosque on site. Mixing houses and apartments inside one enclave gives the community a broader resident base than a villa compound and a longer average tenure than a tower, since villa owners tend to stay and apartment owners tend to cycle.

Customisation is the brand’s actual business

Brabus built its reputation on taking a finished manufactured product and rebuilding it to a customer’s specification. That transfers into residential more naturally than most brand partnerships manage, and here it appears as customisable interiors rather than as a badge in the lobby. For a buyer it changes the exercise. Rather than picking between two or three developer finish packages, the decision involves specifying the inside of the home, which takes more time, more choices and usually more budget than a standard handover. Anyone drawn to that should establish early what the base price covers and where the options begin to add cost.

A 2029 handover from a newer name

Completion is set for the first quarter of 2029, close to three years out. Over a horizon that long the developer matters as much as the design. Cosmo Developments is a comparatively new name in Abu Dhabi, and Reportage brings delivery volume to the partnership, but the standard questions still apply: which escrow account the payments sit in, what construction milestones have been reached, and what the parties have previously completed. None of that is a reason to avoid the project. It is the reason to do the reading before committing to a 2029 delivery.
