Breez

Breez is a 60-storey tower by Danube Properties in Dubai Maritime City, holding around 1,200 homes from studios up to five-bedroom penthouses. Every apartment is delivered fully furnished with a choice between two interior schemes, and that is not a promotional extra. Danube furnishes across its whole portfolio because its buyer is usually letting the unit rather than moving into it, and a furnished handover closes the gap between collecting keys and collecting rent.

The range is wide, running from studios through three-bedroom apartments to penthouses, with prices spanning roughly 1.45 million dirhams at the entry to about 30 million at the top. Buyers choose between Blanco Luxe, a pale minimalist scheme, and Aqua Luxe, drawn from the water outside. The practical effect of one standardised furnishing package across 1,200 homes is consistency: a tenant viewing any apartment sees broadly the same product, which simplifies letting, but it also means a unit here competes with more than a thousand near-identical ones inside its own address.

A tower on a working maritime peninsula

Dubai Maritime City is not a resort district and does not present itself as one. It is a reclaimed peninsula built for the marine industry, with shipyards, drydocks and marine services occupying part of it and residential towers arriving alongside. Water surrounds it on three sides, which is genuinely rare this close to the centre, and old Dubai is unusually near: Al Fahidi sits under three kilometres away, Jumeirah Mosque around four, Downtown under eight. Port Rashid and the cruise terminal are immediate neighbours. Anyone considering this should visit at different times of day and accept that a functioning port is part of the setting, because that is the trade for a central waterfront address at this price level.

Payments that run past handover

Danube built its business on stretching payment schedules further than its competitors, and Breez follows the same pattern. The structure opens with a ten per cent deposit, moves through construction milestones, then continues at one per cent monthly for thirty months after handover, running from mid-2029 into the end of 2031. Combined with furnished delivery, that lets an owner collect rent from the first month while still paying instalments, and on smaller units the rent covers a meaningful share of the monthly figure.
