Damac Lagoons Views Phase 3 is building 13B, the closing apartment release inside Damac Lagoons, with 13 residential floors over a podium. Its layouts are larger than the rest of the row, at roughly 825 sq ft on the 1-bedroom plan and 1,298 sq ft on the 2-bedroom. Handover is Q4 2027 on a 20/50/30 schedule.

Damac Lagoons Views Phase 3 closes out the apartment row inside Damac Lagoons, and it reversed the direction the previous release had taken. Where the phase before it went small and cheap, this one goes larger and taller: roomier plans, more floors above the podium, and the shortest construction runway anything in the series has had. Each of those is worth taking separately.
Phase 3 is a single building, 13B, carrying 13 residential levels over a lobby, podium parking and an amenity deck. The 1-bedroom plan runs around 825 sq ft and the 2-bedroom about 1,298 sq ft, materially more space than the compact stock introduced in Damac Lagoons Views Phase 2 and more than most of the earlier buildings offered.
The reversal makes sense once the sequence is laid out. Damac widened the buyer pool downward when it wanted volume, and once that stock cleared it went back to larger, better-positioned units for the closing release. Height follows the same reasoning: a taller block on a late plot lifts more apartments above the rooflines around them, which is precisely what the earlier low-rise buildings could not do. For a resident that produces the most liveable apartment in the row. For a seller in 2030 it produces the easiest one to tell apart from the 20-odd blocks nearby.
The terms read 20% down at booking, half the price through the build and the last 30% at handover, the same shape the series has used throughout. The difference is the calendar. This release came to market at the start of 2026 for delivery at the end of 2027, roughly 21 months, where the first buildings had close to twice that. Compressed into a shorter build, the construction half of the schedule works out nearer 2.4% of the price a month than the 1% the early buyers were paying.
That cuts both ways, and which way depends entirely on the buyer. Anyone treating an off-plan schedule as cheap staged finance loses most of the benefit here. Anyone who simply wants the home, or who holds the cash and dislikes carrying risk, gets the better end of it: the structure is already rising, the gap between signature and keys is short, and considerably less can go wrong across 21 months than across 4 years.
With this release the apartment section of Damac Lagoons is essentially built out. By 2028 the community will hold a defined quarter of low-rise blocks with its own tenant profile, its own price level and its own rhythm, set inside a masterplan of townhouses and villas. That carries a specific consequence for anyone buying here: the comparables that matter are internal. What a unit in this building is worth will be set by what the neighbouring blocks achieve, not by what apartments do in Marina or JVC.
The rest is the usual reckoning for this part of Dubai. The water, the beach club and the landscaping are genuinely good, the community sits against DAMAC Hills with Motor City and Arjan covering everyday needs, and the coast and the central districts stay a long drive away in traffic. Gorilla Real Estate Dubai can compare 13B’s plans and pricing against the rest of the row, starting with Damac Lagoon Views 13, which shares both its number and its handover year.
