Casa Canal holds 83 residences on the Dubai Water Canal, with Safa Park across the water and Downtown a few minutes east. The building runs to only fourteen floors, and with homes ranging from around 4,250 sq ft to nearly 27,000, several of those floors carry just one or two residences. This is not a tower with a luxury tier at the top. The entire building sits in the segment where most projects place only their penthouses.
The collection opens at three-bedroom penthouses from roughly 22.5 million dirhams, moves through four- and five-bedroom homes, and reaches six-bedroom sky mansions well beyond that, with the largest residences priced in the tens of millions. Sizes span 395 to 2,500 square metres. At the upper end these are not apartments in any conventional sense. They are houses arranged vertically, carrying the floor area of a substantial villa with the servicing of a building.
The position is what cannot be reproduced. Safa Park is one of the few large mature green spaces in central Dubai and it will not be built on. The Dubai Water Canal runs along the other side of the site, and the land between the two was allocated long ago. Burj Khalifa sits around three kilometres away, Dubai Mall a little further, DIFC just over four, and City Walk under two. Very few addresses in the city combine a protected park outlook, canal frontage and that proximity to the financial and retail core, and the number of plots able to deliver all three is fixed.
A buyer at twenty-two million dirhams and above is not choosing between apartments. The realistic alternatives are a villa on Jumeirah Bay Island, a house in Emirates Hills or a plot on the Palm, and the trade is between land and service. A house provides ground, a garden and privacy. A residence like this provides central position, security, and the fact that nothing requires maintaining. The honest caveat is liquidity. At this price the buyer pool is small and international, transactions are negotiated rather than listed, and a resale can take considerably longer than in the mainstream market. That is characteristic of the segment rather than a fault of the building, but it should be understood before committing. Handover is set for 2027.
