Safa Gate occupies one of the few genuinely central plots in Dubai still receiving a new residential tower. It stands on Sheikh Zayed Road at the edge of Safa Park, with Burj Khalifa under 3 km away and City Walk closer than that. Almost everything else launching in the emirate this decade sits 15 to 40 km further out. That is the argument for the project, and the rest of it follows.
The building holds around 705 homes. The 1-bedroom plans run roughly 770 to 810 sq ft while 2-bedroom homes sit between roughly 1,020 and 1,150 sq ft, with a small number of penthouses far above that. Those are efficient rather than generous dimensions, and the reason is arithmetic. When land costs what it costs on this stretch, a developer recovers it by putting more homes on the plot rather than fewer and larger ones.
The honest framing, then, is that a buyer here pays for position rather than for floor area. The same money spent 20 km inland buys a townhouse with a garden. What it does not buy is a short drive to Downtown, a public park across the road and a Sheikh Zayed Road address, none of which can be manufactured later. Anyone setting this against a suburban launch is comparing two different products that happen to carry similar prices.
The price list is unusually wide. At the Q1 2025 launch, 1-bedroom apartments opened close to AED 2M while the largest penthouses were quoted around AED 25M, a spread of more than 12 times inside a single address. That is not a criticism, but it shapes the building.
The penthouses supply the marketing: the observation deck, the sky gardens, the imagery that sells the tower. The compact apartments supply the volume and, in practice, most of the eventual tenants. Someone buying at the entry level gets the halo of an address they could not otherwise reach, plus amenities specified for the top of the building. Someone buying at the top should look carefully at what fills the rest of it, because the lobby, the lifts and the service charge are shared with several hundred rental units. Neither position is wrong. They are simply different buildings inside one envelope.
The schedule runs 10% at booking, 40% through construction and 50% at handover, with completion set for Q4 2029. Only half the money is committed across roughly 5 years of building, and the larger half arrives when there is something to inspect. For a central asset at this level that is a comfortable exposure profile, and a more generous one than the same developer offers on much of its suburban stock.
The qualifications are the ordinary ones for a Sheikh Zayed Road address. The road is the reason the location works and also the reason a high floor on the wrong side will hear it. The Red Line runs alongside, but the nearest station is a short drive rather than a walk, so daily life still involves a car or a taxi despite the centrality. And a 2029 delivery is distant enough that this stretch of Al Safa will have changed by the time keys are issued.
