Cello is a twin-tower project by Taraf, a developer better known for work at price points well above what JVC usually sees. That matters practically rather than as a boast. A buyer can go and look at what the company has already delivered elsewhere in Dubai and judge the finish, the materials and the build quality against something standing, instead of against a brochure. In a district where most developers carry short or thin track records, that is a real advantage.
The two towers rise to twenty-one and twenty-three floors and hold around 450 apartments, covering studios, one-, two-, three- and four-bedroom homes and penthouses. Sizes run from roughly 430 sq ft to close to 5,000, with studios opening near 588,000 dirhams. The top of that range is the unusual part. JVC is a district of studios, one- and two-bedroom apartments, and four-bedroom homes and penthouses barely exist here. Anyone considering the upper floors should think hard about the comparison, because at that money a townhouse in a more established community is available, and the resale pool for a very large apartment in JVC is narrow. The lower and middle of the range is where this building sits in its natural market.
JVC holds more completed stock than any other community in Dubai, and a great deal of it trades actively. That poses a question here more sharply than almost anywhere else: why commit to a 2027 handover when a comparable finished apartment can be bought today and let next month. There are honest answers. Off-plan is paid in stages, so capital goes in gradually rather than all at once. New stock carries no accumulated wear and no maintenance history to inherit. And a building completing in 2027 stays newer than most of its neighbours for years, which counts in a district where tenants have a hundred alternatives and choose partly on how recent a building looks. The counter-argument holds equal weight: a ready unit earns from day one, and its service charge and achievable rent are known rather than projected. Anyone buying here should be able to say clearly which of those two cases they are making.
The structure opens at ten per cent with the balance split evenly, half falling across construction and half at completion in 2027. That leaves most of the price outstanding until the building exists, which is the version of an off-plan schedule that carries the least exposure for a buyer. Amenities across the two towers cover swimming and children’s pools, indoor and outdoor gyms, a landscaped park, an outdoor cinema, barbecue areas, a reading garden and a multipurpose room, with dedicated parking for electric cars and bicycles.
