I’Sola Bella is a tower by MAK Developers in Jumeirah Village Circle, due to be handed over early in 2027. The name is borrowed from a small island in northern Italy, and since the Italian reference runs through everything written about this building, it is worth knowing what it refers to and what it can reasonably be expected to deliver.

An island, a palace and a terraced garden

Isola Bella sits in Lake Maggiore, near the Swiss border. In the seventeenth century the Borromeo family turned a rocky outcrop into a baroque palace with ten terraced garden levels stepping down to the water, planted with citrus, camellias and cypress, and it has been one of the most photographed places in Lombardy ever since.

What travels from that to a residential building in Dubai is a palette rather than a place. It shows in the muted stone tones instead of reflective glass, in the softer blues and greens of the interiors, and in an intention to plant and shade rather than simply to landscape. Those are real design decisions and they age better than a mirrored façade in this climate, where glass shows dust and heat within a season.

What does not travel is the setting. This is an apartment building on an inland plot in a dense district, and the reference is a mood the architect worked to, not a claim about the surroundings. Read it that way and the design reads well on its own terms; read it as a promise and it will disappoint.

The direction the windows face is a running cost

In this climate, orientation is not an aesthetic question. A western elevation takes the full afternoon sun through the hottest months, and an apartment behind that glass runs its cooling harder, for longer, every single day of the summer. The same layout on the northern side of the same floor can cost noticeably less to keep comfortable.

There are two things worth establishing before choosing an apartment. The first is which way the living space and the main bedroom actually face, which the floorplate answers immediately. The second is how cooling is billed, because a building on a district chilled-water system charges differently from one with individual units, and in some schemes a share of the capacity charge is payable whether the apartment is occupied or not. Neither question appears in a brochure and both affect the net return for as long as the apartment is owned.

Shading helps, and this building’s deeper reveals and balcony overhangs work in its favour on the exposed elevations. It is still worth asking rather than assuming.

The name on the brochure is not always the name on the contract

This project is marketed under MAK, while the registered development entity behind it appears in the records as Al Hadaf Properties. Arrangements of that kind are ordinary in Dubai, where a marketing brand and a licensed developing company are frequently separate legal persons, and there is nothing improper about it.

It does mean one check is worth doing. The sale and purchase agreement should name the company that holds the project’s escrow account with the land department, and that company, not the brand on the hoarding, is the counterparty a buyer’s rights run against. The register shows which entity is registered against the project, which escrow account receives the instalments and what construction percentage has been independently verified. Five minutes spent confirming that the names line up is the cheapest protection available in an off-plan purchase.
