Coventry Living is a 32-storey tower by GFS Developments in Jumeirah Village Circle, holding studios, one- and two-bedroom apartments and duplexes of up to five bedrooms. Sizes run from around 420 sq ft to just over 3,000. Handover is set for 2028, with more than a third of the price payable after the keys change hands.

Coventry Living is one of two GFS buildings worth looking at together, because the same developer is also building on the far southern edge of Dubai, and the price gap between them is unusually instructive. Entry there starts a little above five hundred thousand dirhams. Entry here starts around 666,000. The product is comparable and the builder is the same, so almost the entire difference between the two is location.
The tower runs thirty-two storeys, covering studios, one- and two-bedroom apartments, and duplexes of three, four and five bedrooms at the upper levels. Sizes span roughly 420 sq ft to 3,046, with the largest duplexes reaching around 4.4 million dirhams. Amenities include an infinity pool, gyms, landscaped areas, children’s play zones, smart home systems and round-the-clock security. The duplex tier is the unusual element for JVC, where stock above two bedrooms stays thin, though as with any large unit in this district the resale pool for it is narrower than for the smaller apartments below.
That price gap is worth working through, because it answers a question buyers in this bracket ask constantly. Moving from the southern edge of Dubai into JVC, roughly forty kilometres closer to the centre, costs around thirty per cent more per square foot with the same developer building both. In exchange the buyer gets an established rental market, short void periods, a resale market that transacts daily, and a tenant pool drawn from the whole city rather than from one industrial zone. For most buyers that is a straightforward trade, and it explains why JVC absorbs the volume it does. The argument runs the other way only for someone with a long horizon who is deliberately buying the cheapest land available and waiting for the south to build up around it.
Payment runs sixty-four per cent through construction and thirty-six per cent afterwards, spread across three years at one per cent monthly. That places it among the longer post-handover schedules in the district, and in JVC payment terms are where developers compete, since the apartments themselves are broadly interchangeable. The trade-off holds across every such plan: the deferral is priced into the headline figure, so a building offering three years of post-handover instalments will not be the cheapest per square foot on its street. Compare the total paid rather than the monthly amount. Gorilla Real Estate can run that comparison across the JVC buildings completing in the same window and set the result against what an equivalent unit in the south would cost.
GFS Developments delivers premium and business-class residential projects in established Dubai districts, targeting buyers and investors focused on long-term usability and rental stability.
Location
Jumeirah Village Circle is Dubai's highest-volume off-plan investment district — a master-planned community that has delivered more residential units than almost any other zone in the city while maintaining rental absorption that continues to surprise analysts. Accessibility, a central location equidistant from Marina and Downtown, and a price point that remains below comparable communities drive consistent demand from young professionals and mid-income families. For investors, JVC offers the deepest exit market in Dubai: more buyers, more tenants, and more comparable transactions than any other single community in the emirate.
