What matters is that there is very little else like it here.
Al Warsan is dominated by International City, a large residential district built in the mid-2000s and long known as the cheapest place to rent in Dubai. Its clusters are two decades old and their condition varies widely. A new building here therefore competes on completely different terms from a new building in JVC, where a hundred comparable towers open every few years. There is almost no modern rental stock in this district, so a tenant who wants a new apartment at Al Warsan rents has few alternatives. The district’s economic anchor is Dragon Mart, the largest Chinese trading hub outside China, which sustains a steady population of traders, logistics workers and visiting buyers. Dubai International sits twelve kilometres away, closer than from most mid-market districts on the other side of the city, and Downtown is around fourteen. Warsan Village and the Ras Al Khor road network are close by. One piece of practical advice applies specifically to this part of Dubai: land use here is genuinely mixed, with industrial and utility functions sitting alongside residential, and conditions differ noticeably from one plot to the next. Visit the actual site at different times of day before deciding. That is worth an hour on any purchase and more so on this one. Payment runs from a small deposit through construction instalments with roughly a third falling after handover in 2027.
