Demand of that kind does not depend on a theme or a lifestyle concept holding its appeal. It depends on where the offices are, which does not move.
AMIS builds boutique low-rise rather than towers, and Derby Heights follows that pattern: 1 and 2-bedroom layouts from around 612 sq ft up to roughly 1,069 sq ft, with a rooftop infinity pool, cabanas, a gym and wellness space above them. There is no lagoon, no golf course and no themed masterplan attached.
That absence is worth reading as a feature rather than a gap. Amenity-led communities recover their water features and their parkland through the service charge, year after year, whether an owner uses them or not. A building whose facilities amount to a pool, a gym and a lobby is cheaper to run and simpler to let, and it competes on the two things a tenant at this level actually weighs: where it is and how the apartment feels. The trade is that it has no moat. Nothing about the amenity package makes this building hard to substitute, so position, finish and floor level carry the whole argument.
AMIS is a small developer rather than a household name, but not an unknown quantity. That is a short record, though a real one, and it is checkable in a way a first-time developer’s is not.
The schedule takes 10% on booking, another 40% against construction stages, then 50% on handover, across a build running from early 2026 to the end of 2027. Half the money stays uncommitted until there is a finished building to inspect, which on a compressed programme like this is a reasonable balance of exposure. The questions worth putting to any boutique developer are the same ones every time: which escrow account holds the payments, how the previous buildings were finished against their original specification, and whether the delivery dates on the earlier projects held.
