Equiterra 2 is the second townhouse phase at Grand Polo Club & Resort, Emaar’s equestrian community in the south of Dubai. It came to market in the same quarter as the first phase, carries the same terms and completes on the same date. Since almost nothing separates the two on paper, the question worth answering is where each one actually sits.
The distance figures give it away. From this phase, Al Maktoum International is about 10.7 km and Expo City 10.6, while Burj Khalifa sits at 25.8 and Dubai International at 34.3. From Equiterra, the first phase, the airport and Expo are closer to 9 km and the city is correspondingly further. The two releases stand roughly 2 km apart inside the same masterplan, with this one placed on the city-facing side.
That is a small difference in kilometres and a real one in daily life. A household built around Expo, Dubai South, the logistics zone or aviation work saves a few minutes each way from the first phase. A household that still needs to reach the central districts with any regularity saves them here instead. Neither is better in the abstract. The right choice depends entirely on which direction a car turns most mornings, which is a question worth answering honestly before the floor plans get involved.
Masterplans normally release in sequence. A developer opens a first phase, watches how quickly it clears, raises prices, and puts the next batch out once construction is underway. That sequencing is why later phases in Dubai communities almost always cost more than earlier ones, and why buyers in the first release accept years of building work in exchange for a lower entry.
Emaar has not done that here. Both phases opened together at comparable prices, which suggests a company confident enough about absorption not to bother testing the market in stages. For a buyer it removes a decision that usually matters a great deal: there is no early-phase discount to chase and no later-phase premium to avoid. What is left is position, and position is the whole of the choice.
It also means neither phase gets a quiet run. With two sets of townhouses going up simultaneously alongside the equestrian facilities and the wider community works, everyone arriving in 2029 arrives into an active site, and that will stay true for years afterwards as the rest of the masterplan fills in.
The homes here follow the formats Emaar is building across the community: townhouses with maid’s rooms, outdoor terraces and, on selected units, end plots or extended gardens. Terms are 10% on booking, 70% tied to construction stages and 20% when the keys are issued in mid-to-late 2029, which thins the building-phase share across roughly four years.
Within a community whose entire premise is the open ground at its centre, the plot boundary is the variable that will still matter in a decade. A row facing the equestrian land is a fundamentally different asset from an identical house facing the row behind it, and the price list does not always separate them as clearly as it should.
