Fahid Beach Terraces is Aldar’s beachfront project on Fahid Island, the island the developer is building between Yas and Saadiyat. The design comes from Koichi Takada, whose work consistently takes its shape from landscape instead of from the skyline, and that instinct runs against almost everything else on the Abu Dhabi waterfront. The outcome here is horizontal: six buildings stepping down toward the sand rather than one mass standing on it.

Six buildings, not one tower

Apartments run from one to four bedrooms, most with a maid’s room, with five-bedroom penthouses at the top. Spreading the same unit count across six low-rise blocks instead of stacking it changes daily life in ways that surface later at resale: more homes reach the sand on foot in under a minute, more of them hold a direct sea view rather than a partial one, and no single lift core serves the entire development. The terraces themselves are deep enough to be used rather than looked at, which is the argument the name is making.

What a school does to an island

The island masterplan covers beaches, a marina, parks, wellness facilities, a beach club and watersports hub, and Flora Mall. The element that matters most to long-term value is none of those. King’s College School Wimbledon is opening a campus on Fahid Island, and a school of that standing anchors family demand more firmly than any amenity a developer can build. Families relocating to Abu Dhabi choose the school first and the address second, and once children are enrolled households tend to stay through market cycles. That is what turns a new island into a settled community rather than a seasonal one.

Aldar, and a four-year horizon

Aldar is the largest developer in Abu Dhabi and holds the longest delivery record in the emirate, which is not a minor consideration on an island where nothing has been completed yet. Waiting four years for handover carries a different weight behind a balance sheet of that size than it does behind a first-time developer. Payment runs from a booking deposit through construction instalments to completion in 2029, with the schedule and current prices shown in the panel above. The buyer here is taking a long position by definition: someone who wants a beachfront home in Abu Dhabi’s leisure corridor and is comfortable holding through the build. Gorilla Real Estate can set Fahid against the finished beachfront stock on Saadiyat and Yas, which is the fair test of whether the wait is worth the discount.
