Golf Grove by Regent stands at the northern edge of Dubai Investment Park, with Jumeirah Golf Estates a few kilometres across open ground to the north. The name and the marketing both lean on that adjacency, so it is worth separating what the proximity actually delivers from what it only implies.

The golf is the outlook, not the membership

Jumeirah Golf Estates is a gated community with its own clubhouse, its own courses and its own membership structure. A building outside its boundary does not receive any of that. There is no access to the course, no club entitlement and no share in the community’s facilities, and any impression to the contrary should be corrected before a deposit is paid.

What the position does deliver is something else, and it is genuinely valuable. A golf estate is one of the very few neighbours in Dubai that cannot densify. The land is committed to fairways and low-rise housing, permanently landscaped and maintained by somebody else, which means the northern outlook from this building is protected by the economics of the estate rather than by a promise. In a city where a clear view is usually a temporary condition, having an unbuildable neighbour is a real and durable asset. It is simply a different thing from being inside the gates.

Sold before it was built

The developer reported around 80% of the apartments sold by the time construction broke ground in mid-2025, with much of the demand coming from European buyers. Fast absorption at that stage is worth reading carefully rather than taken as a verdict.

What it does prove is that the price point was correctly judged for the product and the location. What it does not prove is anything about how the building will be delivered, because selling and constructing are separate disciplines with separate risks. Regent Developments is the company building this, while One Broker Group acted as the exclusive sales partner. That distinction matters: a well-known brokerage’s reputation attaches to the selling, not to the concrete, and a buyer assessing execution risk should be looking at the developer’s own record and the project’s registration, escrow arrangement and verified construction progress on the land department file.

What Dubai Investment Park gives at this price

Dubai Investment Park is not a residential district in the usual sense. It was laid out as a mixed environment of light industry, offices, warehousing, schools and housing, and a meaningful share of the people who live there also work or study inside it. That gives the area a tenant base that is generated locally rather than imported by commute, which tends to be steadier than demand that depends on a drive across the city.

The trade-offs are the familiar ones for this belt. Expo City sits about 10.5 km away and the coast around 9, while Downtown is past 20 km and Dubai International past 30. There is no metro station. What there is instead is an entry price near the floor of the Dubai market for a new building with a protected green outlook, which is an unusual combination.

Terms run 10% on booking, a further 50% tied to construction stages and 40% on delivery in mid-2027, which puts the largest single payment at the point where a completed building can be walked through.
