Iconic Tower is a MERED high-rise in Al Sufouh 2, on the narrow strip that separates Dubai Media City from the sea. Its architecture was drawn by Pininfarina, a name most people first encounter on the back of a Ferrari, and the sensible place to start is with what that actually means.

What a design house contributes, and what it does not

Pininfarina was founded in Turin in 1930 and spent most of a century shaping cars for Ferrari, Alfa Romeo, Maserati and others. It has also run an architecture and interiors practice for decades, and the work here covers the form of the building and the language of its interiors rather than a badge applied at the end.

The division of labour still matters. A design partner draws; the developer builds. Structure, engineering, systems, cost control and the delivery date belong to MERED and its local consultants, and none of those is underwritten by the Italian name on the drawings. What a serious design house does contribute is proportion, a façade that resolves rather than merely rises, and common areas composed as a whole instead of assembled from a supplier catalogue. That distinction is invisible in a rendering and obvious in the lobby a decade later, which is precisely when it affects resale.

So it is worth assessing the two halves separately: the design on its merits, and the construction on the developer’s record and the verified progress figure.

The strip is narrow and it is nearly full

Al Sufouh occupies a thin band between Sheikh Zayed Road and the coastline, hemmed in by the Marina, Media City, Knowledge Park and the approach to Palm Jumeirah. Very little of it remains undeveloped, and no more of it is being made.

That scarcity is the entire argument for the price here, which sits several times the entry level of the inland apartment districts. In Jumeirah Village or Dubailand, new plots keep arriving and today’s outlook can become tomorrow’s neighbour. On this strip the surrounding pattern is essentially settled, which means a view and a position bought now are far more likely to survive. Mall of the Emirates is 3.5 km away, Burj Al Arab 4.7, Ain Dubai 4.3, and the tram and Metro serve the corridor rather than leaving it car-dependent.

The apartments reflect that positioning. Homes of 1 bedroom begin near 858 sq ft, 2-bedroom layouts run from roughly 1,319 to 2,277, and 3-bedroom apartments reach past 2,700 sq ft before the penthouses. These are generous by Dubai standards rather than efficient, and they are priced accordingly.

Five per cent to enter, half at the end

The schedule opens at 5% on booking, 45% across construction and 50% at handover in the third quarter of 2027. An entry that low is rare, and it is worth reading as a commercial decision rather than a favour.

A small deposit widens the pool of people who can reserve, which speeds absorption and is worth a great deal to a developer during the build. For the purchaser it means the sum actually committed on day one is a fraction of the obligation taken on, and half the price still falls at the keys. Anyone entering on 5% should therefore treat the final payment as the real decision, since a completed building is where mortgage finance becomes available but also where the developer’s schedule stops being flexible. By the middle of 2026 the tower stood roughly 140 metres above the site, so the frame is well advanced and the timeline can be measured against something physical.
