IR1DIAN Park is a 76-apartment building by Object 1 in District 13 of Jumeirah Village Circle, on site since the end of 2025 and due to complete in the middle of 2027. It is a small scheme in a district full of large ones, and it belongs to a portfolio that is worth looking at as a whole rather than one building at a time.

One developer holding several plots in the same district

Object 1 has become a recurring name across the Jumeirah Village belt, with the ELARIS series and now two IR1DIAN buildings on adjacent land. Concentration of that kind is rarely mentioned in a brochure and it has real effects in both directions.

The advantage is continuity. A developer repeating a product in one district refines it, reuses the same consultants and contractors, and cannot afford a visible failure a few streets from its next launch. Reputation stops being an abstraction when the buyer of the next building can walk past the last one.

The complication appears at resale. When one company controls a meaningful share of the local pipeline, it also sets the price of the closest comparable stock. An owner selling here in 2029 faces the neighbours, and alongside them whatever this same company happens to be releasing a few streets away that quarter, at whatever price and incentive terms suit its own cash flow. None of that is a reason to avoid the building. It is a reason to establish what else the developer has in the ground before assuming a resale window will be clear.

Small buildings finish sooner

The scale here is genuinely modest. Seventy-six apartments across a low-rise structure is a fraction of what the towers a few streets away are delivering, and construction time reflects that. Foundations are shallower, there is no high-rise crane logistics to manage, the frame rises quickly and the fit-out is a much shorter sequence. A period of roughly eighteen months from site start to handover is realistic here in a way it never is for a tower.

For a buyer this changes the risk profile in a quiet but meaningful way. Less time between payment and keys means less exposure to construction delay, less exposure to the market moving underneath the purchase, and a shorter run of instalments. It also means the building will be occupied and settled while larger neighbours are still framing.

The trade is amenity. A small scheme cannot carry the amenity list of an 800-unit tower, and what is here is proportionate: a pool, a gym, a clubhouse, a children’s pool and play area, barbecue space and a sundeck. That is a sensible set for the size, and it keeps the annual service charge in line with the building rather than ahead of it.

The second phase arrives at the same moment

Object 1 is building IR1DIAN Park 2 immediately alongside, and both are scheduled for the second quarter of 2027. Sibling phases usually stagger, with the second following the first by a year or more, so simultaneous delivery is the unusual choice here.

It cuts two ways. Living beside an active site for the first year of occupancy is the outcome that staggering produces, and this arrangement avoids it entirely: the noise, the dust and the truck movements finish together. Against that, more than 160 apartments from the same developer reach the rental market in the same quarter, competing for the same tenants at the same moment. An owner planning to let immediately should price for that first season rather than for the market as it looks today.
