Villa Del Arte is a 64-unit building by Mr. Eight Development on Island A of Dubai Islands. That count makes it a boutique project by Dubai standards, and the scale is the point: the budget has gone into the interiors, with Tom Dixon involved in the residential spaces, rather than into the amenity count a 400-unit tower needs to justify its service charge.

Almost half the building is duplexes

The unit mix is unusual for a Dubai apartment building:

  • 18 one-bedroom apartments
  • 12 two-bedroom simplex apartments
  • 24 two-bedroom duplexes
  • 4 three-bedroom simplex layouts
  • 6 four-bedroom duplex residences

Thirty of the sixty-four homes are stacked over two levels, which is rare outside penthouse floors and impossible to add once a building is up. Duplexes tend to attract buyers who intend to live in them, so a building weighted this way usually settles with a more stable owner base than one built around investor studios. Eight residential floors sit above the podium, with two club levels in between.

Furnished handover, and what it changes

Homes are delivered fully furnished and finished to European specification, with high ceilings, full-height glazing and terraces facing either the water or the landscaped grounds. The amenity programme is wellness-led rather than family-led: pools with sea views, a fitness centre, and a spa floor with a sauna, a cryotherapy area and rooms set up for yoga. Concierge and valet run day to day, with chauffeur and yacht arrangements handled through the building. For an owner planning to let short-term, furnished handover closes the gap between keys and first booking, which matters on Dubai Islands because the hotel side of the district is arriving faster than the residential side.

Island A, and the 40/60 plan

Island A is the first of the five Dubai Islands and the one already functioning: the Infinity Bridge is roughly five minutes away, Waterfront Market about the same, Dubai International around twelve minutes and Downtown close to twenty. That proximity to the old city, rather than the beach alone, is the honest argument for this location, since most Dubai waterfront addresses sit forty minutes from anything historic. Payment runs 40% across booking and construction with the remaining 60% at handover in 2027, so the bulk of the price falls due only once the building exists.
