Altan has a twin. Emaar is building two towers of the same height on the same plot at Dubai Creek Harbour, with matching unit types, matching size ranges, the same townhouses at the base and handover dates two months apart. Anyone looking at Altan is really choosing between two buildings that appear interchangeable, and the useful work lies in finding out where they are not.
The tower runs fifty-three residential floors above three podium levels, holding one-bedroom apartments of around 754 to 776 sq ft, two-bedrooms between 1,177 and 1,455, three-bedrooms near 1,848, and three-bedroom townhouses of 4,080 to 4,166 sq ft at ground level. Pricing opens at roughly 1.81 million dirhams for a one-bedroom, 2.71 million for a two-bedroom, 4.11 million for a three-bedroom and just under seven million for a townhouse.
Set the two buildings side by side and one gap stands out. The one-bedroom entry prices are almost identical in both, and so are the townhouses. But the two-bedroom apartments open several hundred thousand dirhams apart, which is a wide spread for units of the same size in the same development from the same developer. Differences like that are rarely arbitrary. In a waterfront masterplan they usually reflect orientation: which tower faces the creek and the open water, which faces inward across the district, and how many units in each sit in the better band. That is the question to put to the sales office directly. Not what the building costs, but which way the specific unit faces and what will stand in front of it once the surrounding plots are built. On a plot holding two towers this close together, one of them will be looking at the other.
Payment runs eighty per cent through construction with the final twenty at handover, expected in the middle of 2029. That is four years of instalments before completion, which suits a buyer funding from savings rather than from anticipated rent. Emaar’s record in this district is long and visible, with buildings already delivered and occupied nearby, so both the construction risk and the eventual management standard are more knowable here than in most off-plan purchases.
