AUM 99 Residences is a small building by the standards of its district: around 120 apartments across twelve floors in Dubai Land Residence Complex, covering studios, one- and two-bedroom homes. It also sits at the front of its own sales cycle rather than partway through one, which changes what a buyer is looking at. There is no transaction history for this building yet, no resale inventory competing with the developer, and the price is whatever the launch sets.
The structure runs two basement levels, a ground floor, eleven residential floors and a roof. Studios open around 630,000 dirhams with one- and two-bedrooms above that, though published figures differ between sources and should be checked against the developer’s own price list. Amenities include a rooftop infinity pool, a fitness centre, yoga and meditation areas, an outdoor cinema and landscaped gardens. For 120 households that is a sensible programme: large enough to be genuinely useful and small enough that the running cost does not become punishing.
The payment structure repays close reading, because it removes the problem that catches most off-plan buyers out. Twenty per cent falls at booking, thirty-nine per cent across construction, one per cent at handover, and the remaining forty per cent over roughly two and a half years afterwards. That single per cent at completion is the significant figure. In a conventional plan handover is the largest payment of the entire purchase, and it arrives on a fixed date whether or not the buyer has arranged finance or found a tenant. Here that cliff does not exist. The keys change hands for a nominal sum and the balance is paid down gradually from a property already capable of earning. The trade, as with every deferred plan, is that the developer prices the deferral into the headline figure.
Dubai Land Residence Complex is a cluster of near-identical mid-rise buildings from small developers, and in a market shaped like that the launch price is where the margin sits. Buying at the opening of a cycle usually means the lowest figure the building will ever carry, and in a district with this much comparable supply that counts for more than it would somewhere genuinely scarce. The matching risk is that there is nothing to verify: no completed phase, no resale record for this building, and no evidence of how the developer performs beyond what they say. Ask what AG Properties has finished and go and look at it. Handover is set for 2028.
