Barari Palace is a 221-residence building by ARY & MAZ Developments in Majan, on the boundary of Al Barari. The name needs one clarification before anything else. Al Barari is the low-density botanical villa community next door, with its own price bracket and its own address. Barari Palace sits in Majan, looking onto that greenery rather than standing within it. The outlook is real and the address is not the same, and the distance between those two things accounts for most of what this building costs.
The building holds 221 residences: studios, one- and two-bedroom apartments, and a small group of Sky Villas on the upper levels. Studios open at around 725,000 dirhams, one-bedrooms near 1.1 million and two-bedrooms from roughly 1.6 million, which keeps the whole building in the mid-market bracket despite the greenery at its edge. The Sky Villas are the exception and are deliberately few. The architecture works with warm tones and large glazing, and the layouts are drawn around volume and daylight rather than around fitting in more units.
Majan is part of the Dubailand corridor along Sheikh Mohammed Bin Zayed Road, and its character comes from what surrounds it rather than from what stands inside it. Global Village is under three kilometres away, Miracle Garden and IMG Worlds are close by, Dubai Hills Mall is around eight kilometres out and Downtown roughly twelve. That mix suits a specific tenant: someone who wants a short run into the city without paying city rents, and who values the green edge and the extra space more than a walkable high street. Majan itself is still filling in, so a buyer should expect construction on neighbouring plots for some years yet.
The payment structure is the substance of the offer here. Fifteen per cent goes down at booking, roughly forty-five per cent falls across the construction period, and the remaining forty per cent is paid in monthly instalments of about one per cent once the building is handed over. In practice an owner takes possession in 2028 having paid around sixty per cent, can put the unit into the rental market straight away, and keeps paying from a property that is already earning. At the studio and one-bedroom end, rent will cover a meaningful share of that monthly figure. The arrangement does depend on the developer completing on time and remaining in place to service it, so the escrow position and construction progress are worth confirming before signing.
