Azra Residence is a 14-storey apartment building by Enaam Properties in Dubai Land Residence Complex, or DLRC, the mid-rise cluster in Dubailand’s Wadi Al Safa 5 sector next to Al Barari and the E311 corridor. It is not a landmark project and does not try to be. The case for it is arithmetic: DLRC sells at roughly two-thirds the price per square foot of JVC while drawing on much the same tenant pool.
The building runs to fourteen residential floors over a basement car park, with apartments from about 820 sq ft up to roughly 1,780 sq ft. Terraces are generous for the price bracket, and the plans are drawn for daylight rather than for fitting in extra units. Most of the amenities sit on the roof:
The podcast studio and the EV bays say a lot about who this building is for: younger professional tenants working out of Dubai Silicon Oasis and Dubai Academic City, both around ten minutes away by car.
Rental yields across DLRC sit in the high single digits, noticeably above what the same money returns in Dubai Marina or Downtown. The reason is not exceptional demand but the price side of the equation: purchase prices here are among the lowest for new apartments inside the Dubailand belt, while rents track the wider market because tenants are commuting to the same jobs. Global Village and IMG Worlds are a short drive out, and the Blue Line metro extension due at the end of the decade adds stations at Silicon Oasis and Academic City, which is the argument for treating DLRC as a hold rather than a flip.
Payment is staged in the standard off-plan way: 20% at booking, 30% across the construction period and the remaining half at handover in 2027, so the bulk of the money stays with the buyer until the unit exists. Exact prices and the current schedule are in the panel above. At this entry point the typical buyer is an investor assembling a yield portfolio rather than someone moving in, and Gorilla Real Estate can show you how Azra prices against the other DLRC launches running on similar timelines.

Dubai Land Residence Complex is a mid-market residential district in the Dubailand corridor, offering off-plan apartments at entry price points that few established Dubai addresses can match. Connectivity via Al Ain Road and proximity to Academic City and Silicon Oasis create a consistent tenant base of students, educators, and technology workers. For investors building a yield-focused portfolio, DLRC provides volume and cash flow efficiency. As the broader Dubailand corridor continues to develop, the addressable tenant pool and achievable rents have a credible upward trajectory.
