Bab Al Qasr Canal View Residence 22 is a hotel-branded residential project by Burtville Developments on the canal front at Al Raha Beach. The Bab Al Qasr name comes from the Abu Dhabi hotel of the same name, and the branding is the product here: serviced amenities, furnished delivery and beach club access attached to a title deed. Privately developed branded projects are uncommon in Abu Dhabi, where most new supply comes from government-linked developers building at volume.
The scheme is three towers of thirteen residential floors, 242 units in total. Layouts start at two bedrooms and run up to five-bedroom duplexes, which weights the building toward families and long-term occupiers rather than the studio-and-one-bedroom mix that fills most investor stock. Homes are delivered furnished, so there is no fit-out gap between handover and occupation. Canal frontage runs along one side of the site and the plan is laid out to use it.
Al Raha Beach was one of Abu Dhabi’s first freehold investment zones and it has been lived in for years. Al Zeina, Al Muneera and Al Bandar are occupied, the schools and marinas work, and the retail is established rather than promised. That removes the largest uncertainty attached to buying off-plan in a district that does not exist yet. Yas Island sits a few minutes north with its malls and parks, and Abu Dhabi International is close enough that aviation and Masdar staff make up a steady share of the local tenant pool.
Abu Dhabi produces a fraction of Dubai’s off-plan volume, and that cuts two ways. Supply stays disciplined, so prices here have moved with far less volatility than across the border, and a well-positioned building faces little direct competition on its own stretch of water. The other side is liquidity: fewer transactions mean fewer comparables, and selling before handover is harder than it would be in Dubai’s deeper market. Payment runs from a booking deposit through construction instalments to completion in 2029, with the current schedule and pricing shown in the panel above.
