Berkeley Square is a 241-apartment building by Prestige One in Jumeirah Village Circle, and its shape is the argument. Most of JVC is built as point towers: narrow plots, a single core, balconies looking at the next tower across the road. Berkeley Square is a perimeter block instead, six storeys arranged in a U around a central courtyard, borrowing the logic of a London garden square. An enclosed courtyard answers that at building level. It gives residents somewhere quiet that belongs to them, buffers noise from the surrounding roads, and pushes daylight into the middle of the block rather than only around its edges. In a community holding well over a hundred competing buildings, an amenity that a narrow plot physically cannot reproduce is worth more than another gym.
Prestige One builds a small portfolio rather than working at volume, which means each project carries more weight for the company’s name than it would for a developer delivering dozens simultaneously. Reservation opens at a low fixed deposit, with instalments through construction and the balance falling at handover in early 2028, leaving roughly eighteen months of payments before completion.
