Grove Ridge is an apartment project by Emaar in Emaar South, the developer’s golf community in the Dubai South corridor. Two things define the purchase here, and both are about timing. Handover is set for late 2029, and the plot sits roughly twelve minutes from Al Maktoum International, the airport Dubai intends to grow into its main hub over the coming decade. The buyer is entering ahead of the infrastructure rather than after it.
The release is small by Emaar South standards: 193 units in total, running from one-bedroom apartments of around 790 sq ft up to three-bedroom layouts, with a limited group of three-bedroom townhouses at the top of the range near 2,650 sq ft. Most of the plan faces the 18-hole championship course, and that course is already open and in play rather than drawn on a masterplan, with the Emaar South Golf Club a few hundred metres away. Fairway frontage is the one thing this community cannot make more of, which is what tends to hold value in the resale market later.
Emaar South is a 700-hectare masterplan for more than 15,000 homes, and the everyday layer is already there — parks, retail, a mosque, and GEMS Founders School Dubai South about two kilometres out. What it is not is central. Dubai Mall is roughly a 45-minute drive and Palm Jumeirah close to 40, so this is the wrong address for someone who needs to be in Downtown on a weekday evening. Expo City sits around 11 km north. Buyers who choose Emaar South are trading commute time for golf frontage, larger layouts and a lower price per square foot than the equivalent Emaar product closer in.
Emaar is selling Grove Ridge on an 80/20 structure: 10% at booking, staged instalments through construction, and the final 20% on completion in 2029. With more than three years to handover, the pre-completion cost is spread across a long runway, which is the usual reason buyers take an early Emaar release instead of a building that is nearly finished.
