Binghatti Etherea holds 282 apartments in District 11 of Jumeirah Village Circle: 64 studios, 134 one-bedrooms and 84 two-bedrooms, with five retail units at podium level. That split is worth weighing against the developer’s other JVC stock, because it is not the same. Binghatti tunes the unit mix building by building, and Etherea leans toward one- and two-bedroom homes where some of its neighbours are assembled almost entirely from studios. Two towers carrying the same name can be quite different assets.
Studios sit at around 336 sq ft and open near 760,000 dirhams. One-bedrooms start around 575 sq ft from roughly 1.2 million, and two-bedrooms from about 755 sq ft and 1.7 million. Beneath the apartments the building carries a basement, an underground level and five full floors of parking, which is a generous allocation for fewer than three hundred homes and one of the more consequential specifications in a district where kerbside space is contested. Five retail units occupy the podium.
Rents across JVC cluster tightly. A one-bedroom in one building rarely commands much more than a comparable one two streets away, because a tenant has a hundred alternatives at the same money. What varies far more than rent is the service charge, and that is where net returns actually diverge. Tall towers with extensive amenity decks, pools, gyms and long lift runs cost more per square foot to operate than low-rise blocks with less to maintain. Before comparing two JVC buildings on headline price, compare them on the annual charge per square foot, because that figure is deducted from the return every year and seldom appears in a launch presentation. Ask for the projected number on this building specifically.
The original argument for JVC was price. It was where a buyer went to be inside Dubai for less. That has changed. Values across the community have risen materially over recent years and the district now sits squarely in the mid-market rather than at the bottom of it. The case today is different and probably more durable: JVC holds the deepest rental pool in the city, the shortest void periods, and a resale market where a unit moves because there is always a buyer at some price. Payment runs seventy-thirty with twenty per cent at booking and handover in mid-2027.
